An approach geared towards the swift delivery of design-led schemes with a focus on innovation, sustainability and community engagement has seen particular success recently in the fields of regeneration and mixed-use developments. South Grove (in Walthamstow), Greenwich Square and Green Lanes (in Haringey) are all examples of our recent schemes and will see the building of more than 1,300 much-needed homes for London.
In total our pipeline will deliver more than 1500 apartments and houses across ten London boroughs and in other major UK cities, and our strong operating platform leaves us well positioned for further growth. Strongly backed by equity, we have developed close relationships with various major lenders. This in turn has greatly assisted with securing senior debt, the formulation of joint ventures, and in the acquisition of distressed sites.
An extensive pipeline of schemes at varying stages in the planning and delivery process amounts to secured development funding of more than £1bn, including recent strategic moves into other major UK cities such as our scheme at Totterdown Reach, Bristol.
LJ Partnership acquired a stake in Hadley in March 2011 to provide funding to facilitate future growth. The Hong Kong-based Peterson Group acquired half of LJ Partnership’s stake in Hadley in October 2013, boosting equity resources with which to fund new acquisitions. In 2010 Hadley was appointed, as part of a joint venture with Mace Group, to deliver a c.£225m mixed use development in Greenwich comprising of 645 mixed tenure residential dwellings and community facilities.
Through our work in Greenwich, Hadley has gained a position on the regeneration frameworks of both the Greater London Authority and for Westminster City Council.
Greenwich Square was one of the first-release of regeneration opportunities brought forward by the GLA. We are very proud to have delivered the first phase of this scheme in its entirety, with extensive public realm, the leisure facilities and over 300 homes, which has proved to be a catalyst for the wider regeneration of the East Greenwich area.
